'Le Four Rouge' is a delightful gite complex for sale in Loire-Atlantique on the Brittany borders.
The business is presently being run as 5 gites, however, the main house is currently used as two separate dwellings for use by two families and easily provides scope for adding either an extra gite and/or running a B&B business as well. Alternatively, it can used as one large family house. There is also a spacious area on the ground floor, which could be converted (subject to planning permission) into a good-sized studio apartment.
We also have a swimming pool, 2 acres of land, a boule pitch, a play area and outbuildings. A south-facing, very peaceful and relaxing location, even when the gites are fully occupied. There is plenty of space for everybody, yet with a manageable size of land. The gite business is long established and provides a restful retreat for holidaymakers within easy reach of many attractions.
We have received repeat bookings every year since we have operated the business. The advertising is well established and includes a British website and a French website; for both of which we frequently receive good feedback for ease of use and information provided. There is also established advertising with a British holiday company (French Connections) and a French holiday company, which bring in many bookings. At the end of 2009 we also created our Facebook page ('Le Four Rouge').
The business is being sold with everything required to continue running the gites - including all furnishings, fixtures and fittings in the gites (most of which has been replaced since 2006), all bedding and towels (both new for 2006 and still in excellent condition), all pool and garden furniture and barbecues, play area equipment, two washing machines in the laundry, toys, games, books and videos, the two websites and the Facebook page. The advertising with French Connections can be easily transfered to the new owners.
Subject to planning permission, also to be considered, would be the possibly of converting the three gites in the barn conversion into another large home with a private garden and either selling it on or keeping it for long-term rentals. The smallest gite could also be extended (again subject to planning permission) and let out on a long-term rental. The largest gite could also be rented out long-term. Set on the edge of a quiet hamlet, Le Four Rouge is only 2km from the nearest village of Soudan, which has two boulangeries, a village shop, a post office, three bars, a restaurant, a chemist, three hardressers, a private catholic school, a very good state school (both 'primary' equivalent) and a very friendly and helpful Mayor's office. Only 5 mins drive in the opposite direction leads to the centre of the market town of Chateaubriant, which many amenities, amply providing for anyone choosing to live or holiday in the area.
This is a wonderful part of France in an ideal location for a lot of sightseeing. We are located in the centre of a triangle created by the cities of Nantes, Rennes and Angers. Easy access from the coastal ports - St Malo one and three quarter hours away; Roscoff, Cherbourg, Caen and Le Harve, all approximately 3 hours away. The airports of Nantes and Rennes are both about an hours drive. Popular attractions include the three cities noted above, for shopping and sightseeing, the regional Chateaux, the Loire valley for it's wine production, the coastal resorts of La Baule and Le Croisic and Planete Sauvage as well as the many local walks/bike rides and several 'man-made' beaches on nearby lakes.

The Main House
The large house provides a lot of scope for use in different ways. It is currently lived in by two families, one on the top floor and one on the ground floor, each with their own entranceway. There is an internal staircase, which currently has a door at the top, but this is easily removed if necessary. The whole house overlooks the garden and the rest of the property. There are currently two private gardens directly in front of the house for use by the owners only.

Large garage, Workshop, Woodshed, Cellar, Hangar providing parking for up to five cars plus additional storage, there is also plenty of extra space available for parking (not under cover).

- Baker's Cottage: Sleeps 2, one bedroom, one shower room, private courtyard
- The Limes: Sleeps 4, two bedrooms, one shower room, outside area
- The Hollies: Sleeps 5: two bedrooms, one shower room, private garden
- The Willows: Sleeps 5/6, three bedrooms, one shower room, additional toilet, outside area
- The Cottage: Sleeps 6, three bedrooms, two shower rooms
We also have a laundry for our guests with two washing machines. This is also where we keep the books, videos, toys, games etc that we provide free of charge.
